What this estimate is, and what it is not

Most cost tools in this category will not tell you where the number came from. This one will, so it is worth being blunt about what you are looking at.

What it is

  • A range for a full replacement in the Charlotte metro, with the old roof torn off and hauled away.
  • Built from six published sources that are named and linked, then adjusted for your home size and your town.
  • Dated. Every figure on this site was reviewed 2026-09-10 and is re-checked quarterly.
  • Good enough to tell you whether a quote you already have is normal, high, or strangely low.

What it is not

  • Not a quote, not a bid, and not binding on anyone.
  • Not produced by a person who has seen your roof. Nobody has been up there.
  • Not adjusted for pitch, decking condition, layer count, access, or the parts of your roof that are unusual.
  • Not a price anyone is obligated to honor. Only a contractor can price your job.

Why the range is wide on purpose

A tighter range would look more confident and be less honest. On a 2,000 square foot Charlotte home, a typical architectural shingle replacement runs $9,500 to $15,000, and that spread is real. Four things account for most of it.

  1. Pitch. Your roof is bigger than your house. A 12/12 roof has 41% more surface than the footprint under it, and steep work needs staging. See the multipliers.
  2. Decking. Nobody knows how much rotten plywood is under there until the old roof comes off. At $4 to $7 per square foot it moves the total quickly.
  3. What is bundled. Ridge vent, drip edge, ice and water shield, pipe boots, permit. Some estimates include them and some add them later.
  4. Material. Standing seam metal runs $15,000 to $29,000 on the same house. The shingle you pick is the largest single lever you control.

We only accept roofing vendors who clear this bar

We are not a roofing company and we do not do the work. What we control is who we are willing to send a homeowner to. This is the standard.

  1. Manufacturer certified, not just "installs the brand". Anyone can buy Owens Corning shingles at a supply house. A manufacturer certification is issued to the contractor, and it is what allows an extended material warranty to be written at all.
  2. Carries general liability and workers compensation. If an uninsured crew member is hurt on your roof, that can land on your homeowners policy. Certificates should be produced on request, before work starts.
  3. A written workmanship warranty, separate from the material warranty. The material warranty covers the shingle. The workmanship warranty covers the install. Most Charlotte contractors offer one year. We look for five.
  4. A real local address and a verifiable business registration. Storm chasers arrive after hail and leave before the warranty matters. A registered entity with a local address is still reachable in year six.
  5. Never offers to pay or absorb your insurance deductible. It is illegal, it exposes you as well as the contractor, and a contractor willing to do it is telling you exactly how they handle rules.

Common questions

No. The estimate appears on screen as soon as you answer the four questions. The name, email and phone fields sit after the number, and the phone field is optional even then.

It is a market range. It is not a bid. It is built from published Charlotte cost data and adjusted for home size, so it should land in the right neighborhood for a standard replacement. It cannot see your pitch, your decking, how many layers are up there, or how hard your roof is to reach. Those are the things that move a real number.

Your request goes to one independent roofing contractor, Eastern Oak Roofing LLC, and nobody else. Here is the whole sequence, step by step.
