Roof Insurance and Storm Damage in North Carolina
Sourced to the NC Department of Insurance, the General Statutes, the NAIC and NOAA. No claim advice, because that takes a licence this site does not hold. Reviewed 2026-09-10.
Roof insurance is where Charlotte homeowners lose the most money to bad information, and it is the subject roofing websites are least able to write about honestly, because a contractor with a claim to win is not a neutral narrator.
These guides do three things. They explain how coverage, settlement and deductibles actually work in North Carolina, quoting the state regulator and the statute rather than paraphrasing. They publish the local storm record instead of implying one. And they tell you, plainly, where a contractor's role ends and your insurer's begins.
Does homeowners insurance cover roof replacement?
The pillar. What counts as a covered peril, why a worn out roof is not one, why the carrier only has to replace the damaged area, the deadlines your policy imposes on you, and the appraisal clause nobody reads.
RCV vs ACV roof insurance
Two words on your declarations page worth about $8,640 on an 18 year old Charlotte roof. NCDOI definitions, worked Charlotte arithmetic, recoverable depreciation, and how to check which one you bought.
What is a wind and hail deductible?
A percentage of your house, not of the claim. 2% on a $500,000 home is $10,000, which is more than a typical Charlotte roof costs, so the claim would pay nothing at all.
What size hail damages a roof?
The published thresholds, where the research now disagrees with them, and every one of the 34 hail reports NOAA logged in Mecklenburg County across ten years measured against those thresholds.
Can a roofer pay my deductible?
No. The statute it breaks, why the offer exposes you as well as the contractor, the seven ways it gets disguised, and the single question that settles it in four seconds.
The three things most worth knowing
- A covered claim can still pay nothing. If your wind and hail deductible is a percentage of the dwelling limit, it can easily exceed the entire cost of a Charlotte roof.
- Replacement cost and actual cash value are different products. On an ageing roof they are thousands of dollars apart, and which one you hold is already decided, in writing, on your declarations page.
- Charlotte is a wind market that gets sold as a hail market. NOAA logged 34 hail reports in Mecklenburg County across ten years, 88.2% of them at or under an inch, against 110 thunderstorm wind events.
Where this site stops
This page explains how roof insurance generally works in North Carolina. It is not advice about your claim, because nobody here has read your policy.
North Carolina licenses public adjusters, and Article 33A of Chapter 58 makes it unlawful to act as one, or to advertise as one, without that licence. This site does not hold it and does not want it. It does not contact your insurer, does not prepare or submit anything on your behalf, does not interpret your policy, and does not tell you what your claim is worth. A contractor can document what is on your roof and give you an evaluation of its condition. Everything after that is between you and your carrier.
If you are stuck, the state has a free consumer line. The NC Department of Insurance Consumer Services Division takes calls at 855-408-1212 and accepts written complaints against a carrier.
On insurance: We are not a public adjuster, an insurance agent, or a law firm, and we do not represent homeowners on insurance claims. Nothing on this page is insurance advice. Your policy and your insurer decide what is covered.
