Areas We Cover
15 towns across the Charlotte metro, on both sides of the state line, each with its own local cost factor and its own permit authority. A roof in Huntersville does not price like a roof in Rock Hill, and pretending otherwise is how you end up quoted the wrong number.
Why the price moves across the metro
Charlotte metro roofing runs roughly 5% to 10% above the North Carolina average, and the northern suburbs sit at the top of that band. Inside the metro the spread is another few points from end to end, and it is not random. Three things drive almost all of it.
- Labor demand. Crews follow work. The north Mecklenburg lake towns and the Waxhaw and Weddington corridor keep contractors busy year round with large custom homes, and a busy crew has no reason to bid thin. The same company will price a job in Kannapolis differently from one in Cornelius on the same week.
- Housing stock age and complexity. A 1990s Kannapolis ranch and a 2018 Weddington house are not the same roofing job. Newer high end construction in the metro brings steeper pitches, more valleys, dormers, multiple roof planes, and higher grade material expectations, and every one of those adds hours. Older stock brings its own surcharge in the form of decking that has to be replaced once the old roof is off.
- The permit authority changes at the county line. Mecklenburg, Cabarrus, Union, Iredell, York, and Lancaster each run their own inspections, their own fees, and their own timelines, and some towns permit separately from their county. That shows up in your total as both fee and schedule, and it is why a contractor who works one county well is not automatically fast in the next one.
The local factor in the tables below is a multiplier applied to the North Carolina baseline. It is a modeled adjustment from published town level cost data, not a quote and not a survey of what your neighbors paid. Here is exactly how it is built.

Charlotte proper is covered on the main Charlotte cost page. If your town is not on this list, the metro figures still apply reasonably well within about 30 miles of uptown, and the estimator will give you a range from your address.
How this works
We are an independent cost resource, not a roofing company. This is what happens after you submit an address.
1. Tell us about your roof
About 90 seconds. No phone number needed to see a number.
2. See your estimate
A real range built from published Charlotte market data, with the math shown.
3. Only if you want it
One independent local roofing contractor reaches out with a real quote. Or nobody does. Your call.
