Roof Replacement Cost in Matthews, NC

A 2,399 square foot Matthews home, which is about the local average, runs roughly $11,500 to $18,200 for an architectural shingle replacement. Here is where that number comes from, why so many Matthews roofs are giving out at the same time, and whether you need a permit.

Why Matthews roofs are ageing together

Matthews built out early. County assessor records put the median year built for its 7,672 single-family homes at 1991, five years older than Mecklenburg County as a whole at 1996, and 58.8 percent of the town went up across just two decades, the 1980s and the 1990s. That is 4,513 houses now 27 to 46 years old, at or past the age where the shingle they were built with gives out.

Because Matthews finished most of its residential growth before the Charlotte boom of the 2000s, its roofs are ageing in a cluster rather than a trickle. Brightmoor, Sardis Plantation and Matthews School all came out of the ground between the mid 1980s and the mid 2000s and are reaching roof age together. County roof-cover records still list 40.4 percent of Matthews single-family homes as plain asphalt or composition shingle rather than architectural, which points to a large pool of original or early-generation roofs. Hail is not the main threat here, NOAA logged only one hail report at Matthews itself between 2016 and 2025, at 0.88 inch. Wind and falling trees are, and the EF1 tornado on 6 February 2020 did exactly that kind of damage along Highway 51 and West John Street.

Permits for a Matthews roof replacement

The Town of Matthews issues zoning, driveway and encroachment permits, but its Unified Development Ordinance sends all building permits and inspections to Mecklenburg County Code Enforcement. For most homeowners that turns out not to matter: North Carolina General Statute 160D-1110(c) exempts residential work at or under $40,000 done to the state building code, and item (5) specifically excepts roofing other than replacement. A straight tear-off and replace under $40,000 generally needs no permit at all. There is a limit the statute does not print, though, and it is the one most likely to catch a Matthews homeowner out: the NC Office of the State Fire Marshal guidance paper of 19 October 2023 reads that 160D-1110(c)(5) exempts replacing the roofing "and up to 15% of the total existing roof deck". Once a crew opens the roof and finds more rot than that, the job has become load-bearing work and needs a permit no matter what it costs. That also applies if rafters or trusses are repaired or replaced, or the job runs over $40,000. County Code Enforcement handles review and inspection out of LUESA at 2145 Suttle Ave, Charlotte.

Storm exposure in Matthews

An EF1 tornado tracked 15 miles from Pineville into Union County on 6 February 2020. The National Weather Service survey recorded large tree damage along Highway 51 east of Elizabeth Lane Elementary and more along West John Street.

Matthews is named in thunderstorm wind reports on 12 May 2016, 25 June 2018, 22 May 2020, 9 January 2024 and 30 July 2024.

Hail gets blamed for a lot of Matthews roof damage that wind actually caused. NOAA logged a single hail report at Matthews itself between 2016 and 2025, the largest 0.88 inch, and 14 across the full record back to 1996, the largest 1.75 inch. That matters when a contractor arrives after a storm telling you that you have hail damage.

What a Matthews house would cost to roof in nearby towns

Prices move across this metro, and not by much, but enough to be worth knowing before you judge a quote as high. Every row below prices the same 2,399 square foot home, which is about the Matthews average, using each town's own cost factor. So this is one house moved around the metro, not each town's own average house, and the last column is the difference against the $14,900 midpoint for Matthews.

A 2,399 sq ft Matthews-sized home in architectural shingle, priced by town
TownCountyInstalledAgainst Matthews
Huntersville, NC Mecklenburg $11,700 to $18,500 $300 more
Cornelius, NC Mecklenburg $11,700 to $18,500 $300 more
Mint Hill, NC Mecklenburg $11,500 to $18,200 About the same
Mooresville, NC Iredell $11,500 to $18,200 About the same
Indian Trail, NC Union $11,400 to $18,000 $100 less
Waxhaw, NC Union $11,500 to $18,200 About the same
Weddington, NC Union $11,600 to $18,300 $100 more

Town cost factors are published figures for some towns and assigned by county for others, so treat a difference under about five percent as noise rather than a real saving. Charlotte is the reference page for the whole metro. How these are calculated. Every town covered.

Worth knowing: In North Carolina, a contractor who pays, waives, or absorbs your insurance deductible to win the job can be charged with insurance fraud under N.C.G.S. 58-2-161, a Class H felony. South Carolina bans it outright in advertising under S.C. Code 40-59-25(E). If a roofer offers to cover your deductible, they are exposing you both. The statute, and how the offer gets disguised.

We only accept roofing vendors who clear this bar

We are not a roofing company and we do not do the work. What we control is who we are willing to send a homeowner to. This is the standard.

  1. Manufacturer certified, not just "installs the brand". Anyone can buy Owens Corning shingles at a supply house. A manufacturer certification is issued to the contractor, and it is what allows an extended material warranty to be written at all.
  2. Carries general liability and workers compensation. If an uninsured crew member is hurt on your roof, that can land on your homeowners policy. Certificates should be produced on request, before work starts.
  3. A written workmanship warranty, separate from the material warranty. The material warranty covers the shingle. The workmanship warranty covers the install. Most Charlotte contractors offer one year. We look for five.
  4. A real local address and a verifiable business registration. Storm chasers arrive after hail and leave before the warranty matters. A registered entity with a local address is still reachable in year six.
  5. Never offers to pay or absorb your insurance deductible. It is illegal, it exposes you as well as the contractor, and a contractor willing to do it is telling you exactly how they handle rules.

Common questions

Usually not. North Carolina General Statute 160D-1110(c) exempts residential work at or under $40,000 that is done to the state building code, and roofing other than replacement is specifically excepted. A straight tear-off and replace under that figure generally needs no permit. Structural work is different: if rafters, trusses or decking are repaired or replaced, or the job runs over $40,000, a permit is required and Mecklenburg County Code Enforcement handles it.

For a 2,399 square foot home, which is about the Matthews average, architectural shingle runs roughly $11,500 to $18,200 installed. That is a market range built from published Charlotte data adjusted for Matthews, not a bid. Pitch, decking condition, how many layers are up there and access all move a real number.
