Roof Replacement Cost in Weddington, NC

A 3,964 square foot Weddington home, which is about the local average, runs roughly $19,200 to $30,300 for an architectural shingle replacement. Here is where that number comes from, why so many Weddington roofs are giving out at the same time, and whether you need a permit.

Which Weddington roofs are reaching replacement age

Weddington is older than the county around it, which is not what a drive through town suggests. Union County assessor records put the median year built for its 4,649 single-family homes at 2000, three years older than Union County as a whole at 2003, and older than either of its Union County neighbours on this site, Indian Trail at 2004 and Waxhaw at 2011. The growth never arrived in one push either. The 1990s produced the most houses at 1,071, the 2010s nearly matched that at 1,026, the 1980s came close at 921 and the 2000s at 880, so four straight decades each hold roughly a fifth of the town. For roofs the block that counts is the 1,992 houses built across the 1980s and 1990s, 42.8 percent of Weddington, which puts them between 27 and 46 years old.

What sets a Weddington roof apart is how much of it there is. The average single-family house here holds 3,964 heated square feet against a Union County average of 2,499, so the typical roof is about 59 percent larger than the county norm before pitch or complexity is counted, and 2,099 houses, 45 percent of the town, clear 4,000 square feet. The lots are large with them. The Town states that it "consists almost entirely of single-family homes on lots of one acre or more", and the assessor bears that out: the median Weddington lot is 1.01 acres against 0.25 in Waxhaw and 0.23 in Indian Trail, and the UDO sets minimum lot sizes of roughly 0.9, 1.4 and 1.8 acres across the three single-family districts, with residential front setbacks of 50 to 65 feet. Houses sit well back from the road here, so materials, staging and a dumpster have to find somewhere that is not the street. Read age and size together before assuming the biggest houses are the ones due. Highgate averages 5,673 square feet but was built from 2000, Bromley 5,324 from 2008, The Falls at Weddington 4,860 from 2016. The genuinely due neighbourhoods are the smaller ones, Wellington Woods at an average 1984 and 3,001 square feet and Providence Woods at 1988 and 3,301. Aero Plantation is the outlier in every direction, 97 houses dating back to 1967 on a median 3.1 acre lot, built around a privately owned 2,400 foot asphalt airstrip. The town is fragmented too, with 88 named subdivisions across 4,649 houses, none of them larger than Highgate at 221, plus 629 houses carrying no subdivision label at all, so replacement work comes due in small batches rather than neighbourhood-wide waves. Weddington's NOAA file is short enough to read in a minute: four hail reports in thirty years, the last of them in 2002, and no severe wind report has named the town since July 2012. Union County publishes no roof-cover field at all, so this page shows no shingle split rather than a guessed one.

Permits for a Weddington roof replacement

Two permits exist in Weddington and a straight re-roof normally triggers neither. The division is written down twice in the Town's own documents. Its permits page reads "The Town does not issue building permits, this is handled by Union County", and its Unified Development Ordinance reads "As of the date of this UDO, Union County is responsible for the review and approval of building permits", with the sequencing spelled out in the next line: "Union County will not issue a building permit until the Town issues a zoning permit." So the zoning permit exists to gate the county building permit, and where no building permit is needed there is nothing for it to gate. For roofing, usually none is. North Carolina General Statute 160D-1110(c) exempts residential work at or under $40,000 done to the state building code, and item (5) excepts "the addition of roofing, excluding replacement". The ceiling the statute leaves out sits in the NC Office of the State Fire Marshal guidance paper of 19 October 2023, which answers that 160D-1110(c)(5) exempts "the replacement of roofing and up to 15% of the total existing roof deck". Open more rot than that, or replace a rafter, and it is load-bearing work that needs a permit at any price. The $40,000 figure itself is live in Weddington in a way it is not in most of this metro, because the houses are big enough to reach it. On the band this page publishes, the top of the range passes $40,000 at around 5,200 heated square feet, and 765 Weddington houses, 16.5 percent of the town, are at or above that: a 5,673 square foot Highgate home prices at roughly $27,500 to $43,300. That is worth one phone call if a quote lands near the line, because Union County's residential permit page puts the cut-off for exempt minor alterations at "cost less than $15,000" and leaves roofing out of its exemption examples altogether, while the statute names roofing and sets the figure much higher. Building Code Enforcement is at 500 North Main Street, Monroe, on 704-283-3816, which is where the Town itself sends people. Zoning is Town Hall, 1924 Weddington Road, on 704-846-2709.

Storm exposure in Weddington

The Weddington tornado record is empty. Across the thirty years of the modern database not one has been recorded inside the town, and the geography is the reason: the Town sits in the northwestern corner of Union County, and every one of the eight tornadoes the county has logged since 1996 touched down east of here, out towards Indian Trail, Unionville, Monroe and Alton. The closest touchdown of any kind was a small F0 at Pineville on 1 August 1999, about seven miles northwest and over the Mecklenburg County line. The nearest since then was the EF1 of 6 February 2020, which crossed into Union County near Idlewild Road and lifted at Indian Trail, roughly nine miles northeast.

Seven thunderstorm wind events carry Weddington as their named location across the thirty years from 1996 to 2026, and the most recent is from July 2012. Every gust in that set reads 50 or 55 mph and not one is a measurement: five carry the National Weather Service estimate flag and two carry no measurement type at all. There is no instrument in Weddington, and the nearest one NOAA quotes is the automated station at Charlotte Monroe Executive Airport about seven miles east, which measured a 61 mph gust on 29 December 2024. What the local narratives describe is trees, every single time. "Numerous trees blown down" on 4 July 2002, a few more on 22 February 2003, trees down across the county with roads closed around Monroe on 5 April 2011, and multiple trees and large limbs in the Blakeney area on 10 July 2012. One caveat matters as much for the hail figure below as for these. NOAA files each report under a single named place, and Weddington sits close enough to Wesley Chapel and Waxhaw that reports describing Weddington land under a neighbour instead. A public report of quarter size hail "in the Weddington area" on 7 September 2023 is filed under Wesley Chapel, and trees down near Weddington on 30 June 2024 the same way. Treat the Weddington-coded counts as a floor and assume the real total is higher.

Hail gets blamed for a lot of Weddington roof damage that wind actually caused. NOAA logged no hail reports at Weddington itself between 2016 and 2025, and 4 across the full record back to 1996, the largest 0.88 inch. That matters when a contractor arrives after a storm telling you that you have hail damage.

What a Weddington house would cost to roof in nearby towns

Prices move across this metro, and not by much, but enough to be worth knowing before you judge a quote as high. Every row below prices the same 3,964 square foot home, which is about the Weddington average, using each town's own cost factor. So this is one house moved around the metro, not each town's own average house, and the last column is the difference against the $24,800 midpoint for Weddington.

A 3,964 sq ft Weddington-sized home in architectural shingle, priced by town
TownCountyInstalledAgainst Weddington
Indian Trail, NC Union $18,800 to $29,700 $500 less
Waxhaw, NC Union $19,000 to $30,000 $200 less
Huntersville, NC Mecklenburg $19,400 to $30,600 $300 more
Mooresville, NC Iredell $19,000 to $30,000 $200 less
Cornelius, NC Mecklenburg $19,400 to $30,600 $300 more
Matthews, NC Mecklenburg $19,000 to $30,000 $200 less
Mint Hill, NC Mecklenburg $19,000 to $30,000 $200 less

Town cost factors are published figures for some towns and assigned by county for others, so treat a difference under about five percent as noise rather than a real saving. Charlotte is the reference page for the whole metro. How these are calculated. Every town covered.

Worth knowing: In North Carolina, a contractor who pays, waives, or absorbs your insurance deductible to win the job can be charged with insurance fraud under N.C.G.S. 58-2-161, a Class H felony. South Carolina bans it outright in advertising under S.C. Code 40-59-25(E). If a roofer offers to cover your deductible, they are exposing you both. The statute, and how the offer gets disguised.

We only accept roofing vendors who clear this bar

We are not a roofing company and we do not do the work. What we control is who we are willing to send a homeowner to. This is the standard.

  1. Manufacturer certified, not just "installs the brand". Anyone can buy Owens Corning shingles at a supply house. A manufacturer certification is issued to the contractor, and it is what allows an extended material warranty to be written at all.
  2. Carries general liability and workers compensation. If an uninsured crew member is hurt on your roof, that can land on your homeowners policy. Certificates should be produced on request, before work starts.
  3. A written workmanship warranty, separate from the material warranty. The material warranty covers the shingle. The workmanship warranty covers the install. Most Charlotte contractors offer one year. We look for five.
  4. A real local address and a verifiable business registration. Storm chasers arrive after hail and leave before the warranty matters. A registered entity with a local address is still reachable in year six.
  5. Never offers to pay or absorb your insurance deductible. It is illegal, it exposes you as well as the contractor, and a contractor willing to do it is telling you exactly how they handle rules.

Common questions

Usually not. North Carolina General Statute 160D-1110(c) exempts residential work at or under $40,000 that is done to the state building code, and roofing other than replacement is specifically excepted. A straight tear-off and replace under that figure generally needs no permit. Structural work is different: if rafters, trusses or decking are repaired or replaced, or the job runs over $40,000, a permit is required and Union County Building Code Enforcement handles it.

For a 3,964 square foot home, which is about the Weddington average, architectural shingle runs roughly $19,200 to $30,300 installed. That is a market range built from published Charlotte data adjusted for Weddington, not a bid. Pitch, decking condition, how many layers are up there and access all move a real number. The method is published here.

Weddington is older than the county around it, which is not what a drive through town suggests. Less than people assume. NOAA logged no hail reports at Weddington itself between 2016 and 2025, and 4 across the full record back to 1996, the largest 0.88 inch. The more common local cause of roof damage is wind and falling trees.
